Planning your stay
A few days at the bach should feel straightforward. Book directly with us, agree the details by email and make yourself at home. There are no booking-platform or service fees.
Who you are booking with
Your direct booking is with Time Out Holidays Ltd, trading as Bach NZ, for the bach or baches and dates we agree with you. These terms apply to bookings made directly with us. A booking made through Airbnb or another service remains subject to the terms agreed through that service.

From request to confirmed stay
You can browse availability before creating an account. To request a stay online, create an account, verify your email and provide accurate dates, guest numbers and contact details.
A request is not a confirmed booking and does not hold the dates. The automatic request receipt means we have received it. We check availability across our booking channels before accepting it.
We will agree the dates, total price and payment timing with you by email before confirming. Our confirmation of those agreed details makes your booking with Time Out Holidays Ltd. Please check the confirmation and tell us promptly if anything is incorrect. You can withdraw a pending request from your account.
Price and payment
Prices are agreed in New Zealand dollars. We will make the total clear, including any applicable taxes and optional extras you choose. There is no fee for using this website or sending a booking request.
No payment is taken through the website. After your booking is confirmed, we will email bank-transfer details and payment instructions. For now, we arrange this personally. You do not need to send card details or banking passwords through a website form.
Please pay by the date agreed with us. If that becomes difficult, get in touch so we can discuss it. We do not add an automatic late-payment penalty. Any proposed change to your booking or payment arrangements will be discussed with you.
Changes and cancellations
Cancel at least 24 hours before your agreed check-in time for a full refund of any money paid for the booking. We do not deduct a cancellation or administration fee. The deadline is 24 hours before your agreed check-in time, calculated using New Zealand local time.
If you need to cancel within the final 24 hours or leave early, please talk to us. We discuss any refund individually, taking the circumstances into account; a full refund is not guaranteed in that period.
To cancel or request a change, reply to your booking email, email contact@bachnz.co.nz, or use the contact link on your stay page. Include your booking reference and make it clear if you are cancelling. The time we receive your cancellation determines the refund deadline, not when we process it.
We will acknowledge the cancellation and update your booking. Sending a message does not immediately change the status shown in your account. If you have not heard back, please follow up. Refunds are arranged directly with you; they are not processed automatically by this website.
Date changes depend on availability and may change the accommodation price. We will agree any change with you before confirming it. These cancellation arrangements do not limit your legal rights if something is wrong with the accommodation or service.
Arriving and staying
Check-in is from 2 pm and checkout is by 10 am, unless we agree otherwise. Times are local to Castlepoint, New Zealand. We will send arrival and key-access instructions before your stay.
- Bach A sleeps up to four guests; Bach B sleeps up to three. Keep to the guest numbers agreed in your booking and check with us before changing them.
- Please respect the other bach and our neighbours. No pets, smoking, parties or events. Contact us in advance about any assistance-animal requirements.
- The baches have no Wi-Fi. The yard is not fully fenced, and Bach A has stairs. Please supervise children and take care around the property and road.
- Linen is not included. The optional linen service is NZ$25 per person per stay, if requested and agreed with us. Check your bach page and confirmation for the practical details.
- Leave the bach reasonably tidy, look after the keys, and follow the checkout and rubbish instructions provided.

Looking after the bach
Please treat the bach as you would a home you have been welcomed into, and tell us promptly about breakages, damage or anything unsafe.
You are responsible for reasonable repair costs for damage caused by careless or deliberate actions of you or your group, including visitors you invite. Where repair is not reasonable, this may include a fair replacement cost, allowing for the item's age, condition and remaining useful life.
Normal wear and tear, faults and pre-existing damage are not your responsibility. We will discuss any claim with you and explain the evidence and reasonable cost. There are no automatic damage penalties or charges for a brand-new replacement regardless of the old item's condition.
If something goes wrong
Please contact us promptly during your stay so we have a reasonable opportunity to put a problem right. If we cannot provide the accommodation you have booked, we will contact you as soon as possible and refund the amount paid for accommodation we cannot provide. You do not have to accept an alternative stay or credit instead of a refund.
Nothing in these terms limits your rights under the Consumer Guarantees Act 1993, the Fair Trading Act 1986 or other applicable New Zealand law. Depending on the circumstances, your rights may include a remedy, refund or compensation beyond what is described here.
